The property owner has until 5 pm the day before the sale to cure the taxes. 

There are some nuances with title, but it's nothing that can't be cured.  

Lenders over disclose on TRID loans because of the cost to cure.

Time cures everything, rents go up, property values go up.

First off  you have a CRIME FREE /Drug Free addendum on each tenant that lives in your rental.If you notice suspicious activity or have reports of the same you give tenant notice of high traffic / volume of people to unit as notice to cure.. if this continues or you see or smell drugs you give notice of non-compliance and lease termination. yes you can ask police for advise.. but your main goal is to limit the calls police have to make to your property so you don't want to be listed as a nuisance property. but if the issues warrants it yes call the cops and if a neighboring unit is worried tell them to call the cops sometimes you have to have a record of police calls to verify the issue so you can write up infraction for eviction action..

They are all treated differently.There isn't a "cure all".

Now, if in your walkthrough and lease review you find material lease violations that could result in eviction, then that would be another option, but again, that is (I am guessing) unlikely and still risky, since there is a cure period associated with evictions.Not sure if this exists, but maybe get a private lender (ideally family member or friend) to lend you on a purchase loan for 10 months, then refi into a different private or hard money lender once tenant is out?

Here's a possibility: prior to the hammer, owner sold the property (actual cure) or provided evidence of an upcoming settlement and lender agreed to it (enforceable promise to cure)

It will cure carpet, kill mildew, fix odors, everything with absolutely no other treatment.  

IT is not a cure all Panacea.
