Even at $60,000 a unit - that is a $1.2 million deal... and realistically I bet they will be over $100,000 each... all just a guess... but when you get into these price points and you are "new to real estate" as your title in your post suggests - I think you are probably getting in over your head for a first deal.

So your best bet is to put yourself in their shoes and shop around just like they would be.Also, some markets are definitely seasonal, and your market rent could change drastically from winter to spring/summer.

@Bijan SabbaghiYou don’t that’s the challenge - we pull data from several places as a note holder and for example and currently we see less than 20% actually going to foreclosure as most are ending in bankruptcy right now due to borrowers equityThe ones that are under water are typically going back to the bank.Best bet is to find properties where deceased or maybe divorced to get higher chance of actually going to foreclosure
