What are the best practices for listing a property to virtue signal that there will be a buyers agent commission paid by the seller based on buyer agent behavior such as ensuruing that the offer contains an appraisal gap coverage, waives inspection and other elements that are desirable by sellers?

This type of business behavior is shameful and a disgrace for those who are working hard and really trying to make things happen. 

My favorite Charlie Munger paraphrased: "Show me the incentive and I'll show you the behavior".

I haven't see the same trickling out behavior. 

Focus on saving for down payments, cutting expenses, and maintaining good credit behavior.

Their unprocessed emotions can manifest as aggressive behaviors towards others. 

Also, tenants are often on their best behavior on the "first date". 

Unacceptable conduct, such as engaging with multiple neighbors and disclosing terms of my contract to parties other than creditors or banks and libelous behavior(basically engaging in gossip with 3rd parties).2.

It encourages this behavior, increases the odds they will repeat the behavior, increases the odds that another LL will get to experience thus from this tenant, and in the long term increases the chance it will happen to you again. 

What they don't understand is that  you should address behaviors.
