Hi Shayan,It definitely doesn't hurt to get another quote from a different GC for sanity check.DSCR loans won't work if the property is not rental condition and it won't fund any of your rehab budget.

I don't believe that is the case, especially if you have a quality unit, priced competitively, and clear advertising.

Everyone is truly your team member and not your competition.

Its proximity to campus, turnkey condition, and rental history make it particularly appealing to investors seeking high cash flow and low vacancy risks.

You should consider making an investment in an area where you have a competitive advantage others.

I too am an AHP, AHPS funder and looked into a preREO on their site offered for $19k which they provided a $90k BPO in current AS-IS condition.

Not saying they all fall within this category, but many do so I don't necessarily agree there will be direct competition shutting them out of the business. 

People in 2005 were angry the market was so competitive.

I ask to take a walk through and document the current condition as my agreement states they can not damage the property during this process. and of course don't give them anything until you have walked through verified they are out and have voluntarily handed over keys.
