If you are focusing more on turnkey's then I'd suggest partnering with one of the investment companies so you can buy a property that's been completely renovated and that has a resident already in place.

@Corey Pinch if you're a go-getter, make sure you find a company, or negotiate, that you're directly rewarded for your hustle - commissions, bonuses, etc.

I currently have a rental property and am looking at getting my real estate license and building a property management and property maintenance company to serve my investments and potentially others.  

The property company they use was also very thorough in the way they handled the property.

This is the value of a TRUE capital partner one that knows development willing to take on some risk for high reward.this is the smallest of 3 I had going with this company..

PM companies charge a lot and if you don't have multiple rentals why pay them? 

RE Agents/wholesalers, insurance agents, title companies, contractors, lenders etc.

My recommendation is to see if you can work for a company in real estate or wholesaling that way you get training and education while getting paid
