What i struggle with is pricing since i notice I'm usually one of the higher priced in my area.

There is an HOA.We have been working with the developer to make the unit ADA compliant, and the only way to do so was to add a door from the commercial unit into the common entry/lobby, as there is an ADA compliant ramp there. 

I'm not sure I would get to cute trying to squeeze every time out of it now with a lease that might cause you issues in the future, but the scenario you describe is common and probably smart. 

I've been noticing a lot of inventory for beachfront condos in Myrtle Beach and North Myrtle Beach.

And for sure I highly doubt those that teach the common wholesaling techinques are not up to speed with all these new laws in all the different states..

If you're down to 95%, turn up the spend so you're getting in front of notices and current vacancies. 

Send a Lease Violation Notice immediately - by mail with proof of delivery required (cheap date through post office) and or affix the notice in a envelope with his name on it on the door of the unit.

If they notice you have another house and your debt to income can't cover it.
