You need to watch the game, not watch the players, theatrics and colors.

It's not always black and white but lots of gray areas.

I am at a loss to explain why anyone would buy investment property in any of the blue states, namely, Illinois, California, New York, New Jersey, and Connecticut.

Think of this loan as a “bridge” that gets the property from where it is at acquisition to where it will be once you’ve changed the name, painted the cabinets gray, installed some subway tile, and renamed it The Judson at WaterChase or what the **** ever.

That is our Bible or road plans for repositioning value plays in good hard working blue Collar areas of Ohio.  

In fact, more than two out of three homeowners have either completely paid off their mortgages (shown in green in the chart below) or have at least 50% equity in their homes (shown in blue in the chart below):And that’s a big deal.

It’s a blue chip market, with contained downsides and large upsides when the markets cycle booms.
