As the largest investor in each loan, we do receive the points at closings. 

Having the seller carry a second is not a problem for the first, as long as their business with you is finished and the loan has closed.

I did some decent renovations on it, and it's very close to downtown Phoenix (8 minutes - no freeway needed) and close to the main university hospital in downtown as well.

You'd be surprised what you can do, if you have no choice.3.)
