Super clever! 

These criteria due to my personal constraints on time (I have a demanding full time job as many of us do) and on connections/team/expertise(I'm not an expert at rehabs nor do I have a team for this yet).So given all of that I am researching on other clever ways of hacking the situation and conditions I'm in to still come out ahed so splitting houses I purchase up into multiple "doors" by renting by the room is a natural conclusion.

And is there enough storage for extra linens for that many beds?

Giving money to a a heavily marketed syndicator isn't especially clever and as of recently it's not especially profitable either.

(water heater, HVAC, appliances, insects/pest, hot tub/pool repair), etc.Other expenses are replacing the linens, replacing furniture if you can’t get a stain out, pillows,appliances etcDoes it make money now with you not doing anything to it and just using the current revenue?

Shifting from selling your rental properties to diving into REITs using a 1031 exchange is a pretty cool idea, and in the right situation, it could be a clever move.

If you don't have the funds from W2 try and get clever and think outside of the box.
