NOT in any way saying you are.. but you get the point I am sure.. your tenants are your life blood so keeping them happy is more important than letting buyers who are not even in contract into the houses just to look around not like it and not buy it.If the home is vacant I suspect they are Leary of squatters and thieves and or they have been burned by wholesalers and their lies about having their partner look at the house.. which is really not their partner but is potential buyers.. very slimy how they do that.

Nonetheless there is always a time for new blood and skin to the game, so looking for contacts of Good/awesome/great PM in mcallen who are creative and well connected in the Mcallen area.

Maybe you already know someone who could help put in some "blood sweat and tears" with you to help you both get there faster?

There are at least 100 Bad Blood worthy stories in real estate right now. 

And of course since its their boo boo and we spent a lot of money to get there and took our money out of circulation we usually could get a nice check out of them for the E and O .. was not often but as we talk about this and the good ole days pop up I keep remember things like this..

It's like saying if we have 5M dollar in circulation is owned by 100 people vs 8M dollar in circulation is owned by 4 people.

Title has to reside with some entity or entites, be they just legal or warm-blooded entities. 

That rent would have easily covered the cost of hiring professionals, the job would be done better, and you would have saved yourself three years of blood, sweat, and tears to focus on your next investment.There is a time for learning and DIY, but you have to be smart about it.
