I don't think there are more reasons, other than that trust is an issue with people you don't know, and there have been syndications that keep investing in new investments, and the money is churned, but will it be there when it is time to exit?

Is the broker kicking them a salary or is the owner just churning through warm bodies to drive investors around?

Really think upon the rehab of bulletproofing your units at that level for a lot of churning.

But you're unlikely to see it for 3-4 years because accrued pref usually sucks up the cash in the early period as income is increased from renovations or churning the rent roll.On the topic of making a living, it is in everyone's interest that the sponsor be compensated and keeps the lights on. 

Break the cycle of formulaic crap hollywood keeps churning out with "actors" cast based on diversity and social media rules.

It costs $$$ to drive leads to your site, but once you "pipeline" gets full and you're churning 10+ houses per month then the part-time aspect becomes easier.  

.-- Market analysis to determine rents (when units churn and also renewals), security deposit and last month rent requirements-- Work with leasing agent/s to suggest rent changes, incentives/ promotions to enable units to be competitive (if there is too much supply)-- Review each and every maintenance work order and shop around for contractors / service providers if necessary.

Otherwise, there would be people churning out LLCs to get loans that would never get paid back.Early in my investing career I bought a program on building business credit hoping to use that to fund growth.

When I ran 12 employees churning out ultra high volume apartment painting, we had daily and weekly meetings.

This lack of stability creates a constant churn of families moving into our community for neighborhood K-8 schools only to leave for suburban high schools.
