It would be great if your rental could also work financially as a long-term rental if the STR market changes.  

And that something caused you to change that intent.But a 1031 exchange would allow you to sell this property and buy any other type of investment property anywhere in the US. 

Sad that NY isn't taking advantage of expensive hotels to get most of the US traffick to stay on US side and just do a day visit to Canada side and come back.I don't know why small towns change their STR rules and make restrictions.
