I recently responded to Chris’ post to give some clarification, but wanted to also drop a quick comment on yours as well since you seemed to also have a calm but reasonable response to the thread.

Demand immediately after the pandemic was the strongest, but while it's calmed down a little it's stilI pretty strong for anything nice.

Account Closed  A lot of times people who have concerns and are asking you for longer leases I have found are calmed by the reassurance that the property will continue to be a rental. 

We get the occasional VOICEMAIL in the middle of the night complaining of an 'emergency' toilet won't flush, furnace doesn't work, then we calmly contact them in the morning and remind them what we discussed, then promptly send someone to take care of the issue.

The only disadvantage I can think of is that they can be a bit noisy when it is raining really hard but at least you won't have a waterfall in the house.

This is a great tool to use in deciding whether to move forward with a 5 or 10 year waterfall analysis!

Instead of giving her a time out or punishing her, I led with love and when she calmed down she did as I asked without needing to ask again.

My 'cash-flow' is up (but taxed  as interest🥺), 'perpetual' and hassle-free,  but eventually I'll have to manage the waterfalls and tax situation when the balloons pay out.  

In order to calm inflation, housing needs to soften as it comprises 30%+.
