You always have the option of walking away.My recommended course of action is that you extend the contract so that you get YOUR OWN hvac guy can get out to take a look.Your hvac guy won't mind the quick and easy job of diagnosis, give him an hour or two of work, have him write up a lightly padded repair estimate and hand that over to the seller and ask for that amount to be credited.

If you're not dealing directly with a lender then they'll be padding what your actual rate could be. 

The banks are nervous and they are padding against drops in real estate markets and making the property less risky for them to hold a mortgage for.

Otherwise, anything with a wet cloth pad will get dirt and oil stuck in the pad, which then gets spread throughout your floors as you mop.

I too get frustrated at a resort charge but for me I just look at total price when comparing properties.If you went to a mechanic for new brake pads and they said it would be $195 would you upset?
