I got a quote from Ackerman today for to install a fairly basic alarm system for $700.Any suggestions on alarm companies in Atlanta.

The interest rate is 7%, so we suggest this property is for someone who wants to get into Lease Options and meets the other requirements such as adequate reserves and credit.That means, they buy the property, they wind up with $50,000 in equity and they do a Lease Option to a buyer who doesn't currently own a house, but wants to.

Or just any suggestions for the best bang for your buck areas that offer at least a little cash flow and appreciation ?

I don't think you have to go that route nor would I necessary suggest that in DFW.

While I don't know the nuances of the market, I do have a client that's a real estate investor and agent in Phoenix that could probably give you some suggestions.

I would suggest that you find a partner or mento who has done it before.Many of the investors that I work with in your position find that buying New Construction investment property from a builder is a better option. 

I would prefer to sell the property vacant or the easiest less stressful way as possible, however I was advised that could deter investors buyers interest as the rental income is a one of my strong selling points.I am open and would appreciate any thoughts and/or suggestions from fellow agents or investors alike.Thanks in advance;)
