Unfortunately I'm a little shy.I'm buying in better areas of secondary markets I think have solid CoC returns right now waiting for Atlanta to simmer down as its been blazing hot and I'd rather not buy at these prices here outside of the random one off thats a steal but those are tremendously rare.

I mean I was driving 20 miles back into the national forest and Identifying them Via Quad topos.... and then finding old survey monuments or Blaze lines.

in your area the 100 year old craftsman houses were built by true carpenters .. there is simply no comparing the two.. not even close.. one thing that does help with proeprty here is you can just put stones in the yard so no yard work.. you dont have thaw freeze  no snow.but you do have blazing sun and heat .. but properties are once done little easier to maintain than in Milwaukee

Another way to think of it is this and i used to be this way but i learned the value of time is far more important of a commodity than money is or ever will be. to learn it on your own could take years, decades even and to learn it from someone who has already blazed a trail and has all the answers to any scenario that you could possibly encounter and cut your learning curve time down by years. . . . . . don't you think that's worth a few grand?
