As for the future, I believe there will still be site built homes which has been a contributing factor to the backbone of housing in the US. 

I am doing my DD on the GP of the offering and the company that he is associated with so I feel that is a good start being that is the backbone of the deal, if the operator doesn't know what he is doing, what's the point of investing.

Your lease is the backbone to your entire operation.

Without any backbone to handle the twists and turns that comes with the territory in real estate, you will just be someone that started, but ended up on sideline and never getting back into the game.

If he does not you need remember on the next deal that he has no moral fiber or backbone. 

We often overlook the personal finance aspect in these forums, but it really is the backbone to getting started in investing, and it will make you a better investor down the road as well.

Doing work and running your own business are two different things.If you go to college, major in business-finance or accounting can be a good backbone to any business.
