Sellers, in light of this new proposed ruling, will have a knee jerk reaction, but in time they will themselves see the importance of having to compensate for greater buyer attention. We came out of a white flame hot covid market where commissions were flying, sellers were getting paid, and buyers were getting smoked if they couldn't bring 100K above ask.

Hey @Justin Williams,I'll start by saying even the most flexible loan scenarios will look at credit. how it relates to the loan process, however, will differ depending on which loan type you go with. my gut punch reaction in this is that your credit score is more about limiting your LTV due to the subject prperty being a multi-family, or potentially driving the rate up so that you no longer qualify (rates are higher on MF than on SFR typically)....it also could be about how your lender is calculating (or not calculating) the rental income coming from the different units.

pretty common reaction lol. the reality is that yes, investing does come with challenges. if you treat your investments like a business & really commit to being great at it, you will face far fewer challenges than the average mom and pop landlord. another reality of it is that the wealth-building power of RE, when done right, SERIOUSLY outweighs challenges like landlord/tenant issues. in life, find people who are doing what you want to be doing, and take advice from only them. block out the rest.

Speaking of which, I oftentimes get private messages asking me about Tulum and my first reaction, whatever the precise content of the message, is to ask whether it's mainly for investment or lifestyle.Ultimately, only the future will tell which view is the most accurate.

And despite high inflation and the necessary reaction of high rates (even though it was the government that caused the inflation in the first place) the economy is humming, stock market up, home prices for homeowners have contributed immensely to their net worth, technology is doing amazing things and providing ample opportunity for those born into less fortunate situations to escape and succeed.
