My thoughts are if looking to rent on a bedroom basis, it is most likely going to be to single adults, whom I would like opt to live as close to downtown St.

Also, make sure that you pick a contractor that is licensed, insured and an adult about running his business, meaning he shows up on time, works professionally and keeps the site clean, as well as communicates well with you. 

While working on the house last week, a woman and her adult son stopped by to ask if we would be renting soon.

Put up a light with motion sensors, but honestly if one of the adults is sneaking out the back in the middle of the night-that is silly-why not walk out door like a normal person.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

If they are all the same race, same sexual orientation, family situation, handicapped or not, etc etc you’d probably be fine.

Living rent free (again not assuming that is your situation, but guessing many parents with adult children at home don't charge them rent), it can be easy to spend that money and then when you are on your own, having problems budgeting.

My parents struggled really hard (and still do) financially so my sister and I are trying to really break out of that mold as adults.
