Then I told tenants first come first serve especially since #5 told me they couldn't have any peeling paint because section 8 won't allow it and also has her 18 year old son whose on disability living with her and brought a known drug addict to the showing....I used first come first serve to protect me from tenant #5.

Rent is still due March 1st, in full, and they are free to stay or go.If the junky is a high functioning drug addict and he wants to stay, assuming he can pay the rent on his own, and you trust he will pay, then why not keep him on his own till the end of the lease.
