If you seem like you are just gathering information to self-manage than they will likely blow you off.

Having reliable contractors who can shoot you straight regarding providing an accurate scope of work and expenses is crucial.

.- Use Historical Data: If the seller has accurate financials, their expense data can be invaluable.

As it turns out, that information was not accurate.

I'm very likely to sell the property but wanted to gather opinions from this forum first.

We do recommend making sure all your data is accurate before finalizing your report.  

@Paola AstridRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Also, note that it is hard to accurately judge an area from afar based on exterior physical characteristics.

Public forms are not the best place for asking legal questions since it's rare to find a unified accurate answer, so hopefully the video helps. 

The previous reply about the Islands being different is accurate, as each County does have different rules.
