Not sure about your area though but here in South, FL it doesn't show up immediately so it's best if you have your R/E license and use an iMapp type software and it'll be more up to date with the accuracy of the sale.

Modern paint tends to flake of in large random chunks where as lead paint creates small squares/rectangles.The other thing to consider is the accuracy of a Lowes test kit. 

I have heard varying reports about it's accuracy (probably 60-40 in favor of it being accurate).

There is no way you can interpret your numbers with any consistent accuracy. 

With the most accuracy

probably not what you want to hear but no experience and 100% LTV and 100%  rehab funding simply is not in the market place.. the only people that will offer that I will say with 99% accuracy are scammers telling you what you want to hear to beat you out of small amount of due diligence money or application fees and will never fund.. this simply is not attainable nor SHOULD it be..

That looks like a decent opportunity just based on those numbers-are you sure of their accuracy, or just what you got from agent/seller?

I used the Bigger Pockets Rental Property Analysis Calculator to run the numbers on a place and was curious of the accuracy of the numbers that I am inputting.  

In Wisconsin it is the buyer's responsibility to verify any crucial measurements the agent is not responsible for the accuracy of info provided by the seller. 

It’s not great having a system that can’t be checked for accuracy.
