I'm an "accidental" S/LTR investor.

I took the real estate broker exam and became a commercial real estate broker while also purchasing property for my own account.  3 years later I “accidentally” purchased 1/2 ownership of an automotive service business and eventually ended up with 8 locations.  

This was really an accidental property that I’ve been renting for 8 years now to the same tenant.

Especially if you’re putting down 20% for an investment property you’ll be very hard pressed to find a deal that doesn’t need a lot of renovations for $75,000.

When pressed further he gave me some vague comps, however "my" house in question is a 2bd/1ba and when I asked, most of his "comps" were 3bd/1.5ba and one was 4bd/2ba!

I have asked the pressing question.

A tenant accidentally started a fire that resulted in an insurance claim of around $41,000.

This way there is no tinkering and they accidentally wipe my codesGod forbid there is an emergency I need access. 

I think you would be hard pressed to find any consistent and major REI investor who has not had a lawsuit at one time. 

Like I said it has a big green button to press when I start and it turns red until I hit it again when I’m done.
