I sold a few buildings over the last 12 months (40 units total).

It's on a Main Street (Perry BLVD), and it is on a bus line.About 8 months ago, one unit went vacant, and we can't find another tenant no matter what we try or how low we go with the posted rent.

I’m actively seeking to purchase either a multi-family or duplex unit in the Columbus area  for a medium rehab project. 

Each unit is on individual wall/window units and I know from experience those can be a pain to deal with too.

It has grown to become a top 4 MSA in the nation and is continuing to grow with a number of fortune 500 companies moving their headquarters to the area.

I am thinking a 10-15 unit building.

For example in many jurisdictions I can STR units in a duplex but cannot STR an ADU (some jurisdictions will let you STR if you owner occupy).

How many units, and at what price point?

This is not the case for the majority of metro areas across the US.In less hyperbolic markets there wasn’t an intense amount of speculation so operators didn’t pay high and are weathering the storm on interest rate resets and are finding a way to refinance Deals with maturity walls.I am finding that a lot of killer deals with my clients are happening in the sub 50 unit deal space for those who need to sell, because there’s much less competition in a chase for yield.
