It is more expensive then in wall hose/flex duct.Are you considering doing it for aesthetic reasons or for a functional reason like you can't run the duct-work through the ceiling trusses?

You have a track record with your condos, so put together your next deal on paper or create an elevator speech about it and start letting people know.  

Foundation and roof/trusses...

Height to the bottom of the roof trusses is a total deal killer. 

You can ask your insurance agent if adding some items to your roof trusses may help your rate.

Depending upon the roof truss's sometimes it's not real expensive to run duct work into the garage (but in this case it sounds like the existing hvac won't make that work). 

It sounds like you are no stranger to investing, so I won't go into the speech about risks associated with investing in real estate.

I have a good grasp on what I can get siding, windows, trim, interior/exterior doors, decks, guttering roofing, flooring, landscaping and concrete done for and who to use/where to source materials, along with electrician/plumbing -- lacking site prep, foundation/framing/roof trusses cost -- I could get the cost of the rough in from a buddy who runs a plumbing co.My challenges are A - not being able to be there all day to run things, and B - still missing some of the key contractor connections.  

Hate speech when perceived as a threat to quiet enjoyment, not to mention safety, isn't protected by free speech.  

I have mulled over for so long on wether or not to go forward with real estate that my cousin, who is an entrepenuer in California, was forced to give me the "no regrets" speech.
