Looking to get something that could use some touch ups that could potentially allow for a good discount at purchase, but nothing that's going to get me in over my head on my first property.

Then if yo touch up a house painted in the winter and touched up in the Summer the touchups will be darker and vica versa.

Before the annual Section 8 inspection, I go over and touch-up any paint imperfections, and paint the window sills and tracks.

My prop. manager had some laborers do some touchup and it is not the same color, but will do for now.

I am a contractor by day :) and don't foresee any upfront repairs atm aside from a couple of touch up items. 

The property doesn’t need rehab... other than whatever touch ups/cosmetic work needs to be done when they move ouT.

In some spots you might have to touch up the grout, but in most cases that looks better than paint and you probably have 20 years before you ever need to look at any repair again
