Is there a better way to structure this deal besides proportionally splitting the profit from refinancing (and/or eventually selling) and the rent (which we'd be paying)?

It sucks for us LLs, because if the tenant is poor, LL won't go to small claims to get award, too, and then there's eventually no record.

They will evaluate the property, eventual costs with repairs, etc - depending on the service you asks and their fees are about 250 EUR per report.

Eventually, you will be sued and end up in court.

This will crash and burn eventually when real estate (temporarily) resets itself and reprices the assets down.

You can eventually refinance all or most of your funds if not done correctly. 

Do you have a plan to eventually be able to afford the home with let’s say one roommate so you don’t have 5 roommates when you are 30?

As sellers realize that buyers cannot pay the same price for the same income stream as before due to the higher rates dampening overall buyer returns over that 6-month market cycle, sellers will eventually transact at lower prices, making it more apparent to sellers where the current market pricing is.
