If you fail to remove icy conditions from the sidewalk after a winter storm and your neighbor slips and falls while walking their dog do you really believe they cannot sue whomever is the property owner because there is no contract?

You'll end up with a dog that you can't unload at the end of the day when you've dumped thousands of dollars into it with no positive return. 

It should also ease your mind and let you sleep better when you realize that you have a series of countermoves prepared to combat adverse scenarios.

But good from a sleep standpoint.  

You also don't want someone with a dog in the race to be making decisions for your investment.
