Jack Collins Charging your tenant a deductible for repairs?

On the negative end, you run the risk that your tenant prefers to live with seemingly minor issues (e.g. pipe leaks) rather than call you to have an appropriate repair accomplished, in which case you could end up with extensive (and expensive) longer-term repair costs, such as water damage.I'm interested in some sage advice from those of you having experience applying a tenant deductible...good or bad.

Great challenge to throw out there.Though a mentor will only be as good as their mentee's willingness to take action and follow the sage advice.I certainly try to help and give back by being active here, doing the podcast here, talking at my local REI meetings (I've done case studies, no selling stuff), talking with newbies sometimes for hours at these meetings, talking on the phone and writing long emails to people that get in touch asking for help.I have had one true mentee that I met with to talk about stuff and had lots and lots of communication with.

Inevitably, discussions of LLCs (and the constellation of issues related to them) reinforce the need to work with professionals: attorneys and CPAs especially.I also hungrily read the deal analyses because I'm here to learn from the BP sages how to go about building my portfolio when the time comes.The deal analyses don't include a line item for Professional Services.
