Does anyone invest or have insight on Murphy, NC as a STR market?

We had a court date, but the supreme justice of NC decided to stop all court cases until Jan 21st.   

If you've got evidence of them in the past, they could come back (and yes, I've had termites in two of my slab foundation homes, so it's definitely possible and happens, at least in my area which is NC). 4. $25k for helical piers sounds a little steep, but it's been a few years since I saw a quote for that, and of course it depends on how many you need.

Here in Western NC and greater Asheville we have several thousand people who are suddenly displaced due to Hurricane Helene.

I am considering a 1031 exchange to transition from a rental property with a 5% gross yield to investments in areas like Georgia or North Carolina, aiming for higher returns.

Places like Tampa, FL, Boise, ID, Asheville, NC, Detroit, MI, and Columbus, OH are seeing growth in tourism and demand, making them great options for STR investments. 

I live in North Carolina by way of New Jersey.

I am thinking of moving from AZ to Charlotte, NC May 2025.
