I would take a 10% return in my home town A/B versus a 15% return in a C market OSS.  

Investment: $200K; ROI: 26.29%/year; 10-year equity: $1.1M; Total cash return: $1.2M. 10-year equity multiple: 8x on $200K investment.

We’re still waiting for next steps on that one re: borrower repayment or foreclosure. what type of returns do they provide to investors?

We are getting a terrible return on our equity but I guess that happens when you are hovering around a 50% global LTV. 

Your returns could be increased if you are willing to rent it by the room to individual students.

If that is the case then that is considered cost of doing business and I would advise that should be calculated in your costs/returns you provide to the investor.IF you are referring to the investor who is the borrower - then I would have included that cost in the loan agreement.

Expected return was 15%?  

(been working and succeeding since 2008 or before, someone you have experience with, good returns, close to 5yr investment?)

Your cash on cash return is much higher with a house hack and paying a less than you rent.
