It definitely depends on a lot of factors - where non-QM is generally going to be about 0.5%-1% higher in rate, but can be more than that or even lower than conventional with some more options - one in particular is if you did a longer prepayment penalty period (5 years - at a descending penalty structure or even 5% all five years), then that could drive the rate down even significantly lower than the conventional alternative.

I doubt the bureaus will remove the inquiry without a police report for identity theft, and the lender who made the inquiry is likely to have an equally bad response.

On the handful of times we have found someone in a unit we have threated to call the police and it has generally worked, they would need to show something that ties them to the unit (mail, utility bill, or lease) for the police to not get involved.

For example, if your renters are making noise that any neighbor considers to be a "disturbance" (literally that's the word they use in the bill), the police will be called and if there are 3 verified disturbances, you will loose your ability to rent the STR for 2 years.
