You don't need to tell them that the pink window frames might not actually impact the monthly cash flow situation either way, they again already know to file that pinkness thing right next to "quarterly sensitivity training requirement" - in the "completely irrelevant to reality" category in their brains.

In fact, a very plain, unadorned little house needs color a lot MORE than one with the decorative details.I'm not talking bright purple or hot pink here, just not beige or gray or white.

And no dont do pink tiles becasue that is what one person wants for their 7 year old daughter - that is too limiting.genrally people want clean and comfort and ease - so if one item is not going to look clean with usual wear get one that will (usually black shows the dirt, as does stainless) - an as has been said, the inexpensive touch ups like nice hardware, a better countertop finish that wears well are the things you will want - think back to your life as a renter to help.

That said, if I were picking up a property like this I would want to have a decent amount of cash on hand for whatever issues might come up.On rents, I'm getting 1400-1500 for a 3 bed 1 bath (same small bedrooms) in Little Village, but that is all the way on the other side of Little Village, near the California Pink Line and Pete's Fresh Market.
