I charge a really high fee and require the tenant to carry bite insurance.Inspections are done on a schedule and always recorded with pictures and/or video.

I would also spell out what progress reports/pictures and/or videos should entail.  

Without doing a deep dive explanation on this forum, I will say that everyone can play with numbers to create whatever picture you want.

When buying sight unseen, it's essential to get the complete picture.

The big picture is what matters.

A picture is worth a 1000 words and a project we helped someone on in the UP was able to gain support and approval by getting renderings done showing what the finished project would look like.

The below pictures are the outline for the approved plan released by the Alexandria Economic Development Partnership in 2020.

If parking is a no-go (more on this below), then I don't even look at the pictures on the MLS unless the driveway can be expanded if it's a multifamily I'd like to buy or helping a friend buy.

Motion for relief has been granted and green light to proceed with foreclosure.
