Compare the two and look at the similarities or differences.Is there a healthy mixture of majority and minority people living in the area?

I have 10 investment properties (mixture of single family homes, duplex, triplex and fourplex) and my FICO score is just below that magical minimum of 720.  

It's a mixture of business, real estate, and how get your butt up to hustle.

The entire neighborhood is zoned as a Townhouse district but as you can see in the photos below, there is a mixture of single-family dwelling properties (regular houses) and townhouses in this neighborhood.

My long term goals are to do well as an agent, invest my earnings into a mixture of flips, builds, and buy and holds.

We want a mixture of cash flow and equity.

Census data is very interesting (for example you can track rental rate increases and mixture changes down to the zip code level along with reported expenses for owners for a zip code to assist in evaluating out of your area markets, but of course this takes time to put together in this way for all MSAs even if you already know a few you wouldn't go into due to expense).

I personally love The caramel corn they sell in Dewey's coffee shop.

I will probably do a mixture of Wholesaling, Flipping, and Buy and Holds anyway, but I just wanted to see what might be the best direction.  

The book is recommended if you can stand the corn.
