I just recently got a text message from my lender stating that we needed to do another appraisal because there was weren't double straps on the water heater and no smoke detectors.

I have 2 stacked units in a 2 family student rental ( 8 beds ) on one hand i wish i did not get them because i have been having to reset the machines ( have to have someone look at that) so in that sense i wish i didn't have them because of this maintenance, but if the Students lived in a dorm they would have to pay to do laundry and the local laundry mats are twice what i charge, it's more for convenience for them. the money i do get helps pay for the gas, water and the electric that the machines use as @Dale Stevens mentioned. i do not make money on them, but helps with the cost when the rental market is so competitive for student housing where this is.

They will want to know about your other projects and your global cash flow.In my 27 years of commercial originating and underwriting, I have seen many cases where borrowers were individually so strapped with personal or other debt they had to take a draw from the subject loan resulting in the cash flow tanking.

.- The re-inspection fee, if needed, is typically in my area the result of a listing agent not doing their jobs and double strapping the hot water heater, putting CO detectors in, or otherwise ensuring the property is in financeable condition on the day it is put on the MLS, with no blatant health/safety issues, etc etc.

this is my dilemma I just had a tenant of two years who recently moved out on doing the move out inspection I saw that the carpeting which was installed just prior to the tenants moving in had black paths around where I guess the beds were, the carpeting has buckled in areas from the heavy furniture that they had and its completely matted and no amount of steam cleaning will restore the carpeting.

For most of our small drywall and plywood hauls from the big orange retail giant and its big blue competitor, the rack on top of the SUV and the moving blanket+ratcheting load straps that we keep in the spare-tire compartment do just fine.Our vehicle of choice, and I remember the old days fondly, used to be a Honda Odyssey with 200,000 miles on it.

One trick I found is that old rubber air hoses make for good tie down straps and that romex or extension cords can work well too in a pinch.Another is that getting into a house without a key is usually not that hard so I don't worry about keeping track of keys of properties I am not currently working on.
