Your permit lists the construction value as $210,000 and at your square footage of 1750 or so that is pretty low.

@Zac Lindquist Price will depend on square footage and the quality you’re after but I’d recommend looking at ~$10-15K.

When I search for househacks, I try to idenitfy value by finding a mismatch between square footage and bedroom count.

To get a better idea of what your ideal build would cost, find a build you like on HAR and present that to a builder so they can see the pics (finishes/design etc) and with that particular square footage they can give you an idea of what it will cost.

Make sure to stay within the city and focus on square footage, beds/baths first. 

I've used Zillow and then click on the "Multifamily" selection and then can refine based on square footage or number of bedrooms typically.

It's pretty small.Minimum horizontal footage: At least 7' wide in any direction so it can fit a bed.

This was one of my favorite before and after project pics where we opened up the ceiling to add a good looking stairwell to the upper square footage.

It’s a 60k home and the sq footage makes replacement value around 273k.
