If you don't plan on allowing 4+ cats in your rental in the future you shouldn't start now.

Your rate will be higher than current, but give you your cash out to use for future opportunities. 

To wit, people might find this thread and exchange for years to come (I am cognizant of that future audience as I write this).

So I guess one option could be to do a DSCR loan, Airbnb the property in full, and then in the future, refinance into a conventional when my DTI allows me to down the road.
