How about using SDIRAs not to hold assets but to operate businesses?

I think it's great to have it in black and white on a spreadsheet and to have an operating timeline.

Its being operated at STR from last 30 months with great cash flow.

As a smaller, self-managed landlord I think solutions that offer that kind of scheduling/logistics framework are solving for one of the most long-standing self-managed challenges we've had for years: how to scale and systematize operations when you're are landlord or PM out there hustling for your next deal. 

They'll probably also want to be sure that you are competent to operate the property afterward, because their reputation is tied up in who they do business with, and it's bad for everyone if the property becomes devalued.

This way, investors could avoid the tax burden since the operations would fall under a European entity.

Unfortunately, no one is "allowing" them to operate, @Stylianos Kalamaras.
