I guess my first question, which I imagine is similar for many who enters into this forum, is what is the best first steps for someone who is interested in real estate and investing, but doesn't have a great deal of capital to begin the journey?

Imagine if you had one single-family home.

I just happen to be out of state, most their clients are local I imagine

That means I'd be covering a significant shortfall every month.

I also have a list of all the other local meetups that I'd be happy to share...The super power I've found over the last 5 years or so investing is FOCUS!  

I’d rather double, triple or quadruple my cash flow by putting that equity to use and leveraging my way to wealth.

These are fees separate from rent.. imagine them doing that across 100-200 properties it's wild.
