Hi @Nate McGee -I'll let the lenders chime in on whether you're able to use an FHA loan for this next purchase or not (I believe the answer will be yes, though) ... and, instead, I just wanted to say that there are absolutely some small multi-family properties in the Triangle that can work for you.

Some commercial properties have been sold this way (Harold Helmsley syndicated and seperated the land, building and building operation of the empire state building into 3 different entities in 1962), this is not common in residential housing.
