To answer the question about your DTI, if you are going to be utilizing a DSCR loan for any new investment properties, your income/DTI is not going to be factored in. 

Also your permitting process, type or land, grade of land, if underpinning is required will all play a factor into your cost. 

You can use form 3115 to catch up with any depreciation not previously calculated.If you have a condo, it is possible that there is no land allocation.Furthermore, if there were any assessments made by the Condo Association, you want to factor those in as well.

So, that adds to the risk more-so for a novice who doesn't know how to factor in that risk. c.

Most are also not considering between the new construction product and the entry level SFH with risk being the deciding factor.

As you allocate your budget, I'd suggest factoring in a decent portion for interior design/furnishings and amenities.

Quality pics are by far the number one contributing factor.
