Currently, I am trying to enroll in a class to become a RE agent this way I can list the homes I flip.

In regards to studying, my mentor gave me some good advice before I enrolled in class.

I am currently enrolled in the realestateexpress.com course and I like it so far.  

@Mark Moyer You definitely need someone qualified, does not have to be a CPA, could be an Enrolled Agent or an attorney.

And some of those people will want to enroll you in a nice system, coaching, etc. program between $500 and $50,000  to teach you how to do it.  

When you buy with tenants in place you do have to honor the existing lease...now if they willingly sign a new lease fine, but they are entitled to stay on the original lease through the term of that lease.Overall though, look at the situation as a good way of just sorting the partners into their respective roles.I've learned a lot being enrolled in that school and its both expensive and very hard to pass sometimes.

Well, I am officially enrolled in the School of Hard Knocks!  

With all that said we have spent a ton of money for data looking at foreclosure rates, banking rates, where jobs are being created, where jobs are losing out, where schools are seeing rapid raises in enrollment, where governments at the local levels have been tax friendlier, where inventory on the open pubic markets are not meeting demand, and house transactions.

I enrolled in a masters program and didn't have time to be on the forums.

The schools in town are seeing lower enrollment and continued families moving away.
