Generally, reporting companies must provide four pieces of information about each beneficial owner:name;date of birth;address; andthe identifying number and issuer from either a non-expired U.S. driver’s license, a non-expired U.S. passport, or a non-expired identification document issued by a State (including a U.S. territory or possession), local government, or Indian tribe.

That is an additional driver not listed in the above two price targets which could drive the price even higher.

I don't know Fremont specifically that well, and local market drivers could change my perspective, but looking at the 3 year trend on sale price I think you'd do well to hold 6-24 months if at all possible.

@Daniel Sabato - Ensuring that you have accurate market rents is probably the biggest driver of pro formas and ensuring that you hit your investing criteria.

I paid a local tow truck driver $100 to stop in front of their trailer with his truck and start measuring his trailer while they were at home watching and then knock on the door and ask if tongue and axles were under the trailer.  

There are several factors that lead to this, the primary driver is picking tenants who pay their bills.
