The sale would resume in 30 days or so but it would stall it for sure.I believe if the OP files a request for a TRO the Trustee will be named as the Defendant and will need to retain an attorney to respond.

If you do go with an LLC, make sure an attorney provides it specific to you (not downloaded from the internet), that teh attorney will defend it in court, that you jave an operatiing agreement and that you follow said operating agreement.

And it’s even worse outside of the summer months I’m sure some local real estate agents will hop on this thread to tell us how amazing the Poconos are, and cite examples of profitable homes (because of course this is bigger pockets and there’s always real estate agents who love to defend their home turf), but any examples they cite are almost certainly the exception to the rule.

Homeowners without representation are likely to be foreclosed on much quicker compared to someone that does for obvious reasons: they don't how to defend themselves in a foreclosure proceeding, they don't know how to raise arguments in their favor, or how to negotiate.
