The HVAC ducts were designed badly and because this was built in the 90s there are no dedicated air return grilles.

They also paid me out for gutter dents and even the cost of a new grill cover.

In a MF I would suggest chairs over a firepit and maybe a picnic table but they don't include this or a grill area. 

Please tell me what you would do in my place instead.LAYOUT:There is a separate HVAC system for each condo, with the compressor outdoors and the air handler with the only return grille in the great room.The great room is long and skinny with 2 suites on each side, for 4 suites in all. 

A Smart TV, gas or charcoal grill, some outdoor entertainment (horse shoes, fire pit, archery or pellet gun range).

State income tax is another complication - many possibilities from same treatment as Federal to not eligible in the state to deferring into a state with income tax (where Florida doesn't have it) and all possibilities in between.Most importantly, get professional advice and I would grill them on specific OZ knowledge and understanding.

I don't know your properties, but maybe an outdoor eating area with a grill as an example.

You could then spruce the area up by adding patio furniture and a BBQ grill if that is something you're interested in.
