With this Coronavirus shut down the plumber has a long standing relationship with the Head City Inspector, so he was able to confirm the repair while the entire city is shut down.And also to be clear, any consideration to evict is not directly related to the plumbing problem - their rent and utility payments have been late for 4 months in a row...but certainly understand how perception could tie those two things together.

Other than that, maybe some updated bathrooms or kitchens.I do believe that the rent can be increased to $425 however a $50 a month increase in the midst of a corona virus and possible market crash may not be the best timing so I left the rent at $375 for now.

Many were hopeful IRS would have made an announcement regarding filing due date relief, but it's understandable the Coronavirus is testing emergency plans of every business, including IRS.Generally, no taxes were due yesterday since income/losses from partnership and s-corp returns passthrough to individuals.

@Alexis Mashaw-Williams yes, always happy to talk to new investors 😊I’m based out of Providence so (by RI standards :) that could be considered far, but these days where a lot of coffee shops are closed, phone calls are probably a better way to connect at least until the Coronavirus blows over.
