I'm sure that's just inexperience and illiteracy in REI leading me to that conclusion and I'm sure there's great deals around me, I'm just not sure how to look for them or go about that - I know I know, "build a network, dial for deals" etc, yeah I can do all that but my gut feeling is that the market is pretty cooked here rn where in other places there's room to grow still.

A new investor buying a $150,000 SFH house in the Midwest or $500,000 duplex doesn't need a trust in the Cook Islands - ridiculous and not practical.I know many California investors with millions in real estate who purchased umbrella insurance who don't even have LLCs.

At the end of the day, all agent commissions (and all other fees for that matter) get taken out of the deal pot, so while it may appear one side is "paying for it", the buyer could get a lower price and the seller could get a higher price, without it.You think you have a deal struck, but in reality you are net at $175k and the seller is at $180k.

Sounds like too many cooks in the kitchen, and no solid systems or policies in place, along with different menus. 

I had a tenant complain to me that the oven never gets hot enough, but the food does cook.

I dont recall that when I sold in Cook county a few years back maybe I just did not take note of it since I am used to it on all my CA deals.

Cook County is terrible when it comes to this. 

When they cook, I smell it, and vice versa. 

These are often tenants who (excuse my english) don't have a pot to piss in.This is the first time I've heard an tenant claim to be a lawyer (before he lost his license).Ignore the threats on this clown. 

If you can't cook food in it, it's not a "unit."
