You will only get people calling to yell at you if you have an area code from CA.  

I live in California and invest in multiple states, if that matters.

In CA you can rent ADUs but can only rent JADUs as a separate unit if the owner lives on the property.  

Even if you never use it (Active status), you will learn something that can help you.I'm in NC, and don't know much about CA real estate firms; I would think that as long as you pay any monthly fees, a firm would be happy to have you.

We have been doing this constantly in Boise as we are such a high appreication market, but still more cost effective than CA.

If you're looking at Southern California, house hacking and multifamily are great strategies.
