good evening members,i am derrick shipman,a fairly experienced investor in metro atlanta-over the last 6 months or so i have a had a field day selling my rehabbed properties to the hedge funds-buying 3 -4 bed ,1500 to 2000 square foot homes in dekalb and clayton county for 30 to 50k.i rehab the homes myself with the help of 1 to 2 guys at between 10 to 15 k and have been selling at 80 to 100k-however,i just finished my latest ranch (asking price 85 k) which 3 months ago would have gotten 10 offers within 7 days of putting it on mls (i am also an agent)-home has been on the market 3 weeks-no offers-that tells me that this buying frenzy is slowing down-any thoughts

I spoke to a few agents and brokers and let them know my interests and what a had for a down-payment and this off market deal was presented to me:24 units selling for 1.1 million.seller is carrying 300K @5% with 30yr am and a 5 yr bubble payment100k from me700k for bank @5.24 with a 25yr am$600 a month with a 92% vacancy rate annually.

I'd rather not punt the insurance provider as I have a had a good relationship with them, but at the same time, don't want to have to start the HELOC process over again with another bank given the time already spent getting this far (this is supposedly the final hurdle before approval.)Any ideas or people that have run into this before?
